Here's what we would recommend you should do in respect of any agent that you are seriously considering.

Check the letting agent's advertising in local news media, such as the Oxford Times

  • Does it look professional?
  • Does it compare well with the competition?
  • Are the properties well presented?

Check their website (pretending to be a tenant looking to rent in Oxford)

  • Is the site easy to navigate?
  • Is it up to date?
  • Does it provide you with all the information that you would expect if you were a tenant?

Do they subscribe to rental property portals?

It is estimated that almost 85% of tenants now search for property to rent online - many of these will use property portals.

Ask around

Word of mouth is invaluable.

Speak to friends and family, see if you can find someone who has actually used any of the letting agents you're considering - ask their opinion.

Call in unannounced and pick up a lettings list

  • Are the offices smart and well presented?
  • Are the staff welcoming, friendly and knowledgeable?

Compare agents' fees

For many landlords, this is the first thing that they look at, but we've left it until last as, whilst fees are obviously important, they are only one of many factors to take into account, and in our view, what is much more important is what you get for your money, and whether it represents good value. The saying "you only get what you pay for" most definitely applies in residential lettings!

When comparing lettings agents' fees, you should be aware that:

  • The cheapest fee will be charged for the least service.
  • Some agents add on extras - which you need to take into account in any comparison you make.
